At Kings & Co we offer a comprehensive service to landlords with a professional approach to Residential Property Management. We have considerable experience and knowledge of the local property market and in dealing with all property related issues for a number of landlords and investors. We constantly ensure that our clients feel secure when entrusting their property with us and we understand the importance of small details, necessary in providing a successful quality property management service.

Our city centre office is prominently situated at the ‘Gateway’ to the Historic King Street redevelopment area, “The Kings Quarter”, and close to the bustling Castle Mall. The railway Station and Riverside leisure and housing complex is only a few minutes walk. Car parking for visiting the office is available at either Rose Lane or the Castle Mall.

We offer our landlords two services, full management & tenant finding. The latter is designed for landlords who wish to take over the management of their property once tenancy commences.

Full Management Service

  • Initial inspection of your property. Advise you about the current rental market & evaluate the likely achievable rent.
  • Marketing to attract suitable tenants, local newspaper advertising, Rightmove website, Homes24 website and prominent window display. Details added to our website and mailing lists.
  • Explanation of legal requirement.
  • Accompanied viewing.
  • Eye catching to let board for maximum exposure.
  • Careful vetting of applicants, obtaining references via Maras credit reference agency, preparation of tenancy documentation and corresponding Notices to comply with Shorthold legislation.
  • Preparation of inventory & condition report (optional service) prior to the commencement of each tenancy.
  • Collection of first months rent and deposit from the tenant.
  • Rental payment monitoring, monthly payment made to landlords on cleared funds followed by a statement of account.
  • Mid term inspection (normally 3 months) unless otherwise agreed.
  • Co-ordinating and supervising repairs, subject to previously agreed expenditure limit.
  • Final inspection and arrangement of any minor maintenance required before re-letting.
  • Negotiation and refund of tenants damage deposit.

Tenant Only Service

We provide the same aspects of our full management service until the time the tenancy agreement is signed, and then the landlord undertakes their own management.

Fees

  • Initial set Up Charge £150
  • Management Charge 10% of monthly rent received
  • Subsequent new tenancies £125
  • Let Only Service is the equivalent of 75% of first months rent subject to a minimum fee of £375

Information for Tenants

Firstly, thank you for visiting our site. In doing so you have taken the right move in finding a local agent who recognises that all tenants have different reasons for renting. We pride ourselves in offering a professional service delivered with an individual approach.

Whether you are an existing tenant or new to the letting market there are often some frequently asked questions which we would like to answer.

How & Where do I find a property?

What happens when I find a property?

When you have found a property you wish to rent, all parties will need tocomplete an application form. The information provided will be passed to a tenant-referencing Agency in order that the references can obtain a quick response. The application fee for the first person is £130 with a further £60 for each additional tenant. This fee is non-refundable.

What Kind of tenancy Agreement will I sign?

The most regularly used agreement is an Assured Shorthold Tenancy Agreement. This agreement will be for an initial fixed term usually of six months, after which the tenancy will lapse automatically into a periodic month-to-month basis.

What costs are involved, rent & damage deposit?

In addition to the application fee, we will expect rent of the first month and a security deposit usually equivalent to one months rent.

What happens when I move into the property?

Once you have been successful, a date will be set for the tenancy to commence. You will visit our office and sign the tenancy agreement. Monies need to be paid by cash or credit transfer and the property keys released.

You will be required to complete a standing order mandate, for rental payments which will be collected on a monthly basis from your bank account before the rent due date. This date should be the same as the tenancy start date unless a prior agreement is reached.

You must contact the relevant utility, council tax, water & telephone companies, in order to connection of supply and future billing.

It will be your responsibility to take out insurance to cover your own contents and personal possessions.

During your tenancy there may be a repair needed. Although it is the responsibility of the landlord to attend to all major repairs you maybe required to attend to minor jobs.

What happens when the tenancy comes to an end?

You or the landlord may give notice to end the tenancy at any time to expire at the end of the fixed term or thereafter. On the part of the tenant one month’s notice is required in writing and two months from the landlord, both from the rent due date. We will inspect the property on the day you leave. At the beginning of the tenancy you will be given an inventory and condition report, this will be re-checked on your departure. The outcome of the inspection will determine the amount of your damage deposit that will be returned. The refund will be undertaken as soon as possible.
